Kenilworth Rooms 101 - 116

The following are environmental health and safety concerns for rooms 101 through 116. These issues must be abated and/or discussed prior to academic/research occupancy:

  • Asbestos / lead-based paint abatement:
    • In most rooms, the vinyl asbestos floor tile is worn or otherwise in disrepair and damaged. Therefore the VAT and mastic must be abated prior to reoccupancy by academic/research purposes. Installation of a new floor may be desired or required. There is approximately 7,000 square feet of floor tile.
    • The remaining asbestos thermal system (pipe) insulation (TSI) should also be abated.
    • The peeling paint, most of which is probably lead-based, should be abated and or encapsulated prior to reoccupancy by academic/research departments.
    • The wall and ceiling plaster in this part of the building is asbestos containing material (ACM). Any modification or disturbance of existing walls/ceilings will likely require some abatement.
    • Window glazing and caulking is ACM; therefore any window repair or maintenance will likely involve abatement and/or appropriate waste disposal.
  • A determination must be made as to whether the rooms meet applicable building code for HVAC and electrical service (e.g., supply / exhaust ventilation; adequate electrical service, GFCI; etc.).
  • Any equipment or processes requiring speciliazed ventilation (e.g., kilns, ventilated storage cabinets, etc.) must be identified, designed and installed prior to occupancy.
  • Any non-code compliant wall partitions must be removed.
  • A determination must be made in regard to the adequacy of general illumination and electrical service. For example, is more illumination necessary? Are more more electrical outlets necessary for the anticipated use? Are GFCI protected outlets required? Etc.
  • The several existing toilet rooms should either be brought into service or otherwise abandoned (i.e, fixtures removed and sealed).
  • Several of the ceiling tiles throughout the area are falling. These damaged tiles shall be secured and/or replaced.
  • Time restraints did not permit inspection of rooms 102 and 102A.

Some of the TSI, like these horizontal runs along the east wall of room 116, is new fiberglass insulation. However, other TSI in 116 and adjacent rooms is ACM.
